Consult Géorisques, prefectural orders, prevention plans and commune information. Zoning directs further checks; it does not provide an individual probability of loss. Ask about known fires and previous works.
Access and prevention are separate questions
A visible track establishes no legal right of way. Check title deeds, easements, gates, maintenance and fire-defence facilities. Some areas have contributions to local forest-protection bodies.

Species, ages and stand structure change how woodland is assessed. A visit helps compare hypotheses with the trees actually present.

French legal clearing duties depend on location and relevant structures. They are not a general instruction to clear an entire woodland. Establish who is responsible and the local scope. Read the official guidance in French.
Obtain three pieces of evidence before an offer
Collect the required property-risk information, quotations for necessary works and a written insurance proposal. Since 2025, buyer information includes legal vegetation-clearing duties for affected properties. Ask the notaire to check the documents applicable to the sale.
