Collect the document, mapping appendices, approval decision and any amendments. Record its period and exact parcel list. A plan prepared for a larger estate may not describe just the lot currently for sale.

Ask who prepared the document and who manages the woodland. Work through apparent differences between the map, listing and site. A changed parcel reference or recent harvest needs explanation before it becomes part of a financial forecast.

Check the requirement against current rules

CNPF states that the mandatory threshold was reduced from 25 to 20 hectares by the July 2023 law. Scope calculations, grouping rules and applicable deadlines should be checked with the regional delegation; the advertised lot size alone is not the whole test.

Avoid older guides that present 25 hectares as the current rule. If the seller has no PSG, ask which regulatory position applies to the property. Its absence from the sales brochure establishes neither an exemption nor a breach.

Add an evidence column: invoice, contract, site visit or dated photograph. It reveals lines that still depend entirely on a statement.

Separate the technical programme from your budget

A scheduled harvest does not establish future net proceeds. Request an assessment of actual volumes and quality, sale terms and operations. Put expected costs on the same timeline as receipts.

For works, obtain a quotation covering the land actually being bought. Fixed costs shared across the original estate may change after division. Also test the programme against your objectives: funding the early years matters as much as a distant receipt.

Check protections and recent changes

CNPF explains that specific approvals can address certain protection rules. Establish which decision actually covers the property instead of assuming that forestry approval resolves every possible project.

After damage or substantial change, have the document’s suitability and necessary procedures reviewed. Prepare a simple chronology of the plan, operations, events and amendments. It will help discussions with the manager and prevent an older description being mistaken for a guaranteed current condition.

What mapping adds, and what it cannot replace

Selecting parcels brings together areas, available imagery and terrain information to prepare this review. A WoodWorth report can serve as a working dossier during a discussion with the seller.

It is not a PSG, validation of the programme or CNPF approval. Before an offer, retain a list of unresolved points: completed works, timber contracts, commitments, plan renewal and professional advice. Have the appropriate advisers determine how they affect the purchase.

COMMON QUESTIONS

A few things to clear up.

Is 25 hectares still the PSG threshold?

No: CNPF states that it was reduced to 20 hectares. Ask its regional delegation to check the calculation rules, property situation and relevant deadlines.

Does a harvest in the PSG guarantee income?

No. A programme describes an operation. Proceeds depend on current trees, sale terms, working conditions and costs, requiring an assessment specific to the lot.

Can WoodWorth replace a Plan Simple de Gestion?

No. The report is documentary and indicative. A PSG has its own framework and approval; preparing or amending one requires the appropriate procedure.
